McDonald’s site goes on the market for £895k

McDonald’s in Enniskillen

A PRIME property which is home to McDonalds in the centre of Enniskillen has just gone on the market with a price tag of an estimated £895,000.
Cathcart Square, which is located on the Dublin Road, is currently home to fast-food chain McDonald’s and Clive Alexander Hair and Beauty.
Other tenants include PBNI (Probation Board for Northern Ireland) and a gym/physical fitness centre.
The property only went on the market on Monday of this week but estate agents are already predicting that it will generate “a good level of interest”, because of the presence of McDonald’s.
Purpose built as a restaurant and office development in 1999, the site comprises four units spread over two floors on the 8,665 sq ft (805 sq m) site with 34 dedicated car parking spaces.
The site currently has an annual rental income of £72,950, with around two thirds of that coming from the anchor tenant McDonald’s, which is secured until March 2024.
 The vendor also owns seven apartments at the rear of the development and would also consider selling these.
Belfast-based Lambert Smith Hampton (LSH) are acting as joint agents alongside Montgomery Finlay & Co in Enniskillen.
Stuart Draffin from LSH told the Herald:
“It is rare for a property like this to come on the market in a busy town like Enniskillen.
Across Northern Ireland, there are very few opportunities at the minute to acquire medium to long term income from a covenant like McDonald’s so we would expect a good level of interest, both locally and further afield, in Cathcart Square.
