Tourism development planned for Fermanagh village

PLANNING permission has been lodged for a major new tourism development in Belleek, close to the heart of the village.

The application of is for 30 holiday accommodation units on a greenfield site off Old Station Road, and also includes a new marina, parking and landscaping.

Of these planned units, 12 will be two storey, semi-detatched self-catering holiday homes, and 18 will be self-catering holiday apartments. The new jetty will, appropriately enough, be located west of Marina Road.

A detailed application has been submitted for the development, which has been designed by Dunclare Architects.  As part of the application, Belfast-based planning consultants O’Toole and Starkey, submittd a planning statement which outlines how the proposed development is in keeping with all relevant planning policies and procedures.

It also highlights how the planned work will not harm the character of the village, or the local natural heritage and environment, and details how infrastructure in the vicinity will be able to handle the additional demand created by the development.

Regarding the development’s location in the heart of Belleek, while the plans will not interfere with any listed buildings or other heritage features, the NI Environment Agency has noted “the site is located within the historic village of Belleek and is situated on Lough Erne on the main road to Ballyshannon.”

The planning consultants have also pointed out the potential for archaeological discovers when the development is being built.

“There is also the site of an early medieval rath located to the north-east of the application site, which indicates that this area was an important location and occupied prior to the Plantation,” they wrote in their document.

“Due to the location, there is therefore an increased potential for uncovering buried archaeological remains associated with the development of the village, or earlier occupation of the area, during site works.”
